New HAFA Program (Home Affordable Foreclosure Alternatives) Information and Resources

As I was setting up some showing appointments for one of my buyer clients, I was very excited that of the 4 short sales my buyer was considering, with a little research I found out that 3 of them were from lenders participating in the new HAFA program. This is great news as they are now covered by the new regulations to make short sales more uniform and hopefully, much shorter of a process!

One thing to note is that NOT all lenders are participating in HAFA, IT IS VOLUNTARY! If your loan is FHA, Fannie Mae or Freddie Mac, this new program does not apply to your loan. But there are still many alternatives to foreclosure, so please contact me if I can help you with some information and resources that could help you.

The up side is that many of the larger lenders ARE already paricipating, such as Bank of America, JP Morgan Chase, Wells Fargo, Citibank, Wachovia, GMAC....

We currently have 240 Single Family homes on the market in Cary that are active and available. Inventory of available homes for sale has decreased in Cary IL!

•· They have been on the market for an average of 243 days. Market time has decreased slightly in Cary.

•· The average list price is $325,559. The average list price for homes for sale in Cary has decreased.

•· During the past 3 months, 38 Single Family homes have successfully closed with the help of their Realtors. They took an average of 221 days on the market to be SOLD.

•· The average last list price of the SOLD Single Family homes is $222,220 and the average SOLD price is $238,743. The average *first* list price of these homes was $281,850. Once you look at homes either too high for your price range or too high for your comfort level, the less expensive ones will never look as good as those ones you already looked at that were too high in price. It is hard to scale down in price ...and better to know what you can do first:-) Debra

It's a Loan Officer, Not a Serial Killer!

Scenario #1. You call a real estate agent because you saw a house online and would like more info. Agent describes the house and you get excited, it sounds exactly like what you're looking for. You say, "I gotta see this house! When can we go?" Agent's response, "Have you been in contact with a Loan Officer?"

Scenario #2. You and your spouse have been driving around the city, looking for "for sale" signs in front of houses that you're interested in. This is one of the areas you've always wished you could buy your first house in. House looks great. There's even some young kids playing basketball next door. They seem to be right about the same ages as your kids. Your wife dials the number on the sign. "Hi, this is Eric. How can I help you?" "Um, hi. We were wondering if you could tell us more about the house at 123 Perfect Lane?" After hearing all about the house, you've just gotta see the inside! When you ask, the response is "Do you have a pre-qualification letter from a lender yet?"

Scenario #3. You just got a raise at your job. The lease is just about up on your apartment, and a few of your friends have purchased homes recently. It's your turn. You sign up for lists of homes from a dozen real estate sites. They're all the same lists, but whatever. You thought there might be something special out there and you didn't want to miss it. You find a few that you want to look at. That's when you call your friend, who's been in the business for a while. You tell him that it'll be cool to hang out and look at some homes, maybe get a few beers afterward. Friend agrees and says, "Before we hook up, have you talk to a lender yet? If not, I have a few that I've worked with in the past that I could recommend, because we need to make sure you get pre-approved before we start looking at homes."

See the pattern here?

There's a reason that we want you to talk to a Loan Officer before we go out to look at homes. A few reasons, actually.

You need to take a look at your credit history. Lenders have minimum credit scores that need to be met before lending money for a house.

You might think that you can afford a certain amount, only to learn you have to look at homes that are a lot lower than you thought. Conversely, maybe you can qualify for more than you thought, and your dream house just got a lot nicer. Looking at homes that you could never qualify for is depressing. Trust me.

We run a business. We don't get paid unless you purchase a house. If you can't purchase, we can't waste our time, money or resources. It doesn't make business sense.

Debt to income ratios, time on your job and amount needed are a few more things that they Loan Officer will have to figure out before determining how much, and IF you can qualify for a mortgage loan.

Sometimes it's scary to find out what your credit is, or what you can truly afford. Sometimes it's even better to continue renting for a while to save up more money for that down payment or to pay off a few credit cards. The Loan Officer will help determine the best strategy for you.

Ultimately, a trustworthy Loan Officer is an integral part in the house/condo buying process. They can be an ally. As long as you remember, It's a Loan Officer, Not a Serial Killer!

Home Buyer TIPS On Purchasing A Distressed Property: Pre-Foreclosure, Short Sale, Foreclosure or REO

Did You Know That Foreclosures and Short Sales Can Actually Cost A Buyer More?

So many buyers think the best deals out there are foreclosures and short sales, but they can actually cost MORE!

One important thing for home buyers to keep in mind is that since we are in such a strong buyer’s market now, there are many motivated sellers out there that have great homes priced to compete with the short sales, pre-foreclosures, foreclosures and REO’s and a buyer can usually purchase one of these homes with a less stress, money and risk factors than when buying a distressed property.

Here are just some of the additional costs you may incur with a

bank foreclosure / distressed sale:

Survey: Approximately 150.-300. (Usually a seller cost, except when a bank sale)

No Tax pro-ration: (usually 105% of the last tax bill in this area, banks only will usually give the buyer 100% of the last known tax bill)

Usually no negotiation on repairs, so if you do your inspection and it is not satisfactory to you, you talk with your attorney regarding canceling the contract if it is within the contingency dates, but no one will give you back the 300. or so you may have spend on a home inspection, or any fees that were paid to your lender. You may also be putting out your hard earned dollars for radon, lead paint, or mold inspections if you feel they are important to you.

Not closing on time can also cost you a Per Diem, as banks usually have this in their contract addendums. This is more of a risk now with underwriting and appraisals taking longer and daily changes in the banking industry. The addendums usually have a charge that the buyer will have to pay for each day after the original closing date if they can not close on time for any reason. I have seen this Per Diem charge being anywhere from 25-100 dollars per day.

By the way....*****I love working with buyers***** :-)

Appliances: Banks usually say there is “no bill of sale on personal property”, so what you see when you write an offer may not be what you see before closing. Make sure you have some extra money put aside in case you have to purchase appliances.

Well/Septic Issues: If a property is on a private well or septic, you will also have to pay for your own inspections and this is usually a seller’s expense in this area. Another thing to keep in mind is that if you have an FHA loan, a vacant property that has a private septic system will not work since FHA now requires a copy of the septic test and if vacant, the inspector will usually put something on the report like “property is vacant and a re-test is recommended 30 days after normal use”. If the well test does not come back with the water being safe, the buyer will usually have to correct the situation since it is an “as is” contract.

De-Winterization and re-winterizing the property for inspections and final walk-through. In most cases this is a buyer’s expense. Even if you are not doing a home inspection, the appraiser usually will want the water on when they come by to do the appraisal, especially if it is an FHA mortgage.

No disclosures: Since they have never lived in or in most cases, have never even seen the property, they are exempt from having to do the usual disclosures. Your due diligence is even more important in foreclosures and any distressed sales.

Deferred maintenance: When someone can no longer pay their mortgage, many times they also have not been able to properly keep up with maintaining and updating their home so more repairs are usually necessary than on a home where the seller has been able to afford to keep up with updates and maintenance/repair issues.

Timing: Many times there is a very long wait to get a response on an offer, and it is usually worse with short sales than REO’s, which are properties that have already been foreclosed upon. You could be risking closing on time to be able to take advantage of the first time home buyers credit, which expires at the end of June 2010. Remember, you will have to have an accepted contract by the end of April 2010. I would recommend not waiting until the end of April to have a home under contract if you are a first time buyer or otherwise principal residence buyer who qualifies for the up to 6500. expanded home buyer tax credit. If that contract falls through so will your home buyer’s tax credit of up to 8000 or 6500!

Furthermore, in a short sale situation, in Northern Illinois the trend is becoming that once a seller signs a contract, contingent upon bank approval, the buyer usually needs to move forward with their inspections and mortgage approval right away, even though the bank has not yet made a decision if they will approve the short sale or not. Usually once the bank gives an approval, they do not give the buyer too long to close and most of the time it is not enough time to do this after approval. The other reason for this is that if a seller only sends one offer into the bank (which is usually how it is done because any time a new offer is presented to them they go back to square one and the waiting time starts all over!), the seller really does not want to risk that the buyer cancels the contract after they have waited so long for an answer and the clock is ticking for them when they are facing foreclosure so usually do not want to be tied up with a buyer who will not wait. In the Short Sales and Foreclosures Resource class I just took last week, the consensus seemed to be that buyers and sellers were waiting an average of 3-4 months for the bank to decide if they approve the short sale or not.

These are just some things to keep in mind when considering your options. Foreclosures and distressed sales can be excellent opportunities for the right buyer who is not trying to closely watch their costs, who has a lot of time and patience, who has some money to “gamble” with if contracts are not approved, who does not have to close by a certain date (like to get the first time buyer tax credit!) and the ability not to get too attached to or emotional about the property. Do not get me wrong, there are many great fantastic deals out there to be had right now, but do not make the mistake of thinking that the only good deals are distressed sales. The people at this great non-profit foundation help by offering free professional housecleaning and maid services to help improve the lives of women undergoing cancer treatment.

These nice folks partner with over 800 professional residential maid services that are insured and bonded. These companies' provide four free general cleanings - one a month for four months to patients accepted into the program

Applications for this service can be filled in online by women with any type of cancer so long as they are currently under treatment. (They necessarily need to limit the number of applications received online each day.)

Outsmart Microsoft!

How many times has a message appeared on your computer screen asking if it's OK to report an incident or error report to Microsoft? We'll bet they have never come back to you with a quick solution (or any solution). We'll even bet that they have never come back to you - period.

If you are running Windows XP, here's how to make that pesky nag screen go away for good: Right-click on My Computer. Select the Properties/.Advanced tab/ Error Reporting button and select the "Disable error reporting" option. Leave a checkmark in the "But notify me when critical errors occur" box.

That move alone will eliminate all but the most critical nag messages - the ones that never bring you a solution.

That's it and Shazam - the evil empire is off your back!

Make Your Photos Look Great.

Here's the choice. If you are a graphics professional you can go out and spend lots of bucks for image editing tools. On Saturday, March 26, 2011, at 8:30 p.m. local time, I am taking part in Earth Hour—an event led by World Wildlife Fund in which millions of people around the world will unite by turning out their lights for one hour to make a bold statement of concern about our planet and climate change.

Earth Hour started in 2007 in Sydney, Australia when 2.2 million individuals and more than 2,000 businesses turned their lights off for one hour to take a stand against climate change. Only a year later and Earth Hour had become a global sustainability movement with more than 50 million people across 35 countries/territories participating. Global landmarks such as the Sydney Harbour Bridge, CN Tower in Toronto, Golden Gate Bridge in San Francisco, and Rome’s Colosseum, all stood in darkness, as symbols of hope for a cause that grows more urgent by the hour.

In March 2009, hundreds of millions of people took part in the third Earth Hour. Over 4000 cities in 88 countries/territories officially switched off to pledge their support for the planet, making Earth Hour 2009 the world’s largest global climate change initiative.

Earth Hour 2011 will take place on Saturday 26 March at 8.30PM (local time). This Earth Hour we want you to go beyond the hour, so after the lights go back on think about what else you can do to make a difference. Together our actions add up.

AN EASY WAY TO KEEP OFF THE SPAM LISTS!Looking for an easy way to stay of those cussed spammers lists? If so here's a neat service that's hassle-free. No need to register or sign up or pay for this one. Just a way to create an e-mail address on the fly that serves only one purpose - to keep you off the spammers lists when you register at a web site. So long as you have no need to hear from the site owners this system works like a charm.

These nice folks let you think up "throw away" e-mail addresses whenever you need to "register" to enter a web site or get to some information you want. Just make up the address and they create your temporary e-mail box automatically. For example you can be Foghorn@mailinator.com - or BigLestor - or RogertTheDodger - or PrettySally --whoever you want to be! Just use your made up address and if you need you can check your mailbox there for any replies within the following two hours. After that the box disappears.

And best of all - you'll never get any spam from the hooligans!

MANAGE YOUR PASSWORDS - WITH EASE!

There's a huge selection right down to the tiniest burbs (including 3 in North Pole Alaska for example).Then - Shazam - right before your eyes are the favorite speed trap locations and in many cases a description of any unmarked cars used.

This service is yours for the taking. But then again - you probably don't need it!

DE- CRAPIFY YOUR NEW COMPUTER!

Your new PC usually arrives set up with the operating system and programs you ordered all installed. But did you know that in addition the hardware manufacturer often generates additional revenue from several manufacturers and installs their software on your new unit (whether you want it or not).

Although some of the furtive software may be useful, this helpful program immediately identifies this extra stuff and gives you the option to keep it or delete it from your system (known loosely and crassly as de-crapifying your computer).

Might as well make it your option because this helpful program is on the house.
