Illinois-McHenry County-Lake In The Hills-Real Estate Market Conditions

How is the current market in Lake In The Hills, McHenry County IL?

As of this morning, per MRED MLS, for the past 3 months:

•·     We currently have 309 Single Family detached homes on the market in Lake In The Hills that are active and available.

•·     They have been on the market for an average of 179 days.

•·     The average list price in Lake In The Hills is $297,120.

•·     During the past 3 months, 36 Single Family homes have successfully closed with the help of their Realtors.  This only represents 55% of the market that have had success.  They took an average of 164 days on the market to get SOLD.

•·     The average list price of the SOLD Single Family homes is $258,582 and the average SOLD price is $247,363.

          So, on the average Single Family homes in Lake In The Hills have been getting an average of 96% of their list prices, with the help of their Realtors.

•·     We currently have 160 Attached homes on the market in Lake In The Hills that are active and available.

•·     They have been on the market for an average of 157 days.

•·     The average list price is $186,916.

•·     During the past 3 months, 21 Attached homes have successfully closed with the help of their Realtors.  This represents 56% of the market that have had success.  They took an average of 139 days on the market to get SOLD.

•·     The average list price of the SOLD Attached homes is $182,037 and the average SOLD price is $174,705.

So, on the average Attached homes in Lake In The Hills have been getting an average of 96% of their list prices, with the help of their Realtors.

96% of list price is awesome in this market.  You hit the nail on the head though and say that it's with the help of R.E. Agents.  Important for people to know.

Hi Larry.  I agree, 96% is still very good for the buyer's market we are currently in.  We are so fortunate that we are not in a really depressed market like some areas of the country. 

It is so true that it is the Realtors who are doing the marketing to get the homes sold and keep good list to sale price ratios for our sellers through our professional negotiation skills.  It is also through all of the hard work of the Realtor community that we have a vast and comprehensive resource such as the MRED MLS.  All of the data is input by the Realtors for the benefit of the buyers and sellers.
