Buyer Advice

Here are a few helpful things for buyers to remember to bring along in your "Buyer's Toolkit"

when shopping for a home:

  •  Your Buyer's Agent:  In my opinion, nothing can be more valuable when shopping for your home than a great buyer's agent who is working on YOUR behalf. 

Accredited Buyer's Representative

  • A Notebook: To keep detailed notes of the properties you visit.  Trust me, if you start to see more than 4 that day, they will all start to run together!

 

  • Measurements of any furniture that is definitely moving to the home with you:  OK...this applies to your baby grand piano, your heirloom hutch, your prized 56" plasma TV, your California King Size bed, or any other piece that just HAS to fit in the home.   It just makes sense to be able to measure while you are there on the first visit.

 

  • Tape Measure:  For obvious reasons-see above:-)

  • Flashlight:  Handy for crawl spaces or any dark areas and especially handy these days when there are so many foreclosure and bank owned properties that may have utilities turned off.

 

  • Pre-Approval:  This should really be the first step for any well informed and serious buyer.  Not only does it help you in negotiations and assist you to act quickly when you find the right property, but it also forces you to plan, in advance, which price range is comfortable for you so you shop IN that range from the beginning.  Once you see higher priced properties than you are comfortable paying for, it is very difficult to go DOWN in price range.  Nothing looks as good then as those more expensive properties you were looking at and are now tempted to stretch your budget and buy.

 

  • A Relative:  OK.....this is not a MUST, but it IS necessary if there is someone whose opinion you value and whom you definitely want to view the property before you put in an offer.  Sometimes we want the valued opinion of a friend or relative, which is completely understandable, but they should also see the properties that were eliminated, not just your favorite.  It is too easy to walk in the "best" house and start to point out all of the negatives if you have not seen the properties that were not chosen.  Shopping for a home is a process of elimination, of choosing the home that has the MOST of the features and qualities that are important to you.  This is especially important for first time buyers who may be in a lower price range where the properties may need some work.  I have seen the look of disappointment on buyer's faces too often where after we have looked at 10-15 homes and they have found one that is above the rest and has the most value in their price range, only to have a relative or friend come in to see it and just point out all of the negatives.  The other reason is that, even in this buyer's market, you sometimes have to move quickly for the best properties, and the delay in your offer so you can have somebody come back to see it first may be a big enough delay that another buyer beats you to it!

Relatives

  • A List:  Keep a list with you of what you MUST have and what you would LIKE TO have in a home.  Home shopping can be emotional and impulsive, and this can just help to keep you grounded enough to keep your eye on what is truly important to you in a property.

 

  • An Open Mind:  This market has so many great opportunities for any buyer who is ready to purchase now.  It can almost even be too many choices that sometimes it is overwhelming! So besides referring to your MUST HAVE list, have an open mind for properties that have potential but may not look like a polished gem today.  Sometimes these homes can give you the greatest opportunity to build equity and appreciation a few years down the road, when you are ready to go out with your Buyer's Agent again to look for a bigger home!

  • Your "Poker Face":  It's hard to contain your joy when you walk through a home that feels "just right".  It is a very exciting moment but it is best to keep that emotion between yourself and your Buyer's Agent, not the sellers!  So keep your "poker faces" on if they are home and listening or watching your reactions to their home.  Although having appreciation, consideration and respect for the sellers and their home goes without saying, you do not have to gush about how much you love it IN FRONT OF THEM!  It just may cost you some money when your Buyer's Agent is trying to negotiate the best offer for you if the seller's know you are "in love"!

Try not to "stalk" the house, either before or while negotiating an offer, either.  Although it may be prudent to drive through the area on some different dates and times, and maybe even talk to the neighbors if you have questions on the area, if you are driving by over and over, believe me...if the sellers do not see you themselves, the neighbors will tell them and they again will know you are "in love"!  It is OK to feel this way, of course, because it is so exciting to have found the right home, but just keep your "poker face" on until the negotiations are over.If you are not already working with a Buyer's Representative in Northern Illinois that is working in YOUR best interests, please feel free to contact me:-)

•· They have been on the market for an average of 177 days.

•· The average list price in Lake In The Hills is $289,593.

•· During the past 3 months, 52 Single Family homes have successfully closed with the help of their Realtors. This only represents 56% of the market that have had success. They took an average of 131 days on the market to get SOLD.  More homes have closed and market time of the sold properties has decreased in Lake in the Hills since my last report.  This is good news!

•· The average list price of the SOLD Single Family homes is $237,510 and the average SOLD price is $227,511.

So, on the average Single Family homes in Lake In The Hills have been getting an average of 96% of their list prices, with the help of their Realtors.

•· We currently have 139 Attached homes on the market in Lake In The Hills that are active and available.

•· They have been on the market for an average of 181 days.

•· The average list price is $187,209.

•· During the past 3 months, 26 Attached homes have successfully closed with the help of their Realtors. This represents 58% of the market that have had success. They took an average of 110 days on the market to get SOLD.

•· The average list price of the SOLDAttached homes is $169,052 and the average SOLD price is $162,571.  The average sale price of attached homes in Lake In The Hills has decreased but so has the market time since my last report.

So, on the average Attached homes in Lake In The Hills have been getting an average of 96% of their list prices, with the help of their Realtors.

We are still experiencing a Buyer's Market in Lake In The Hills, McHenry County, IL.  There are fabulous buys....now is a GREAT time to buy real estate in Lake In The Hills!

Become Crucial


  An interest rate lock is always a good idea in any market. But it becomes a better idea when it's crucial to lock in an interest rate and other loan costs at a level you can afford.

Man's Best Friend May Be Costly When Selling

     As beloved as pets may be to sellers they can be a detriment to the sale of a home.
      One of the main reasons has to do with how convenient it is for buyers to see your home. There can be issues caused by the pets that make seeing your home more difficult than viewing other properties. For instance, if sellers have to be called first before their home can be shown this can make it less appealing to buyers and agents.
      "You've got issues of access because you might have special pet instructions such as remove pets prior to entering home," says Benjamin Little, Realtor with John Hall & Associates in Scottsdale, Arizona. He says that makes it so agents and buyers have to set special appointments. "And in today's market, anything that impedes a showing is a hindrance to selling the house," cautions Little. He adds, "There are so many properties out there for sale that if you've got special pet instructions and there are 10 properties, that on paper are CONTINUED >>>




Credit Scores Remain Misunderstood

     Too many consumers still don't get it when it comes to credit scores.
      And what you don't know about credit scores can hurt you when it's time to buy a home -- especially in a tight credit market.
      Only 28 percent of consumers are aware they need at least a 700 credit score to qualify for a low-rate mortgage.
      Three of every four consumers incorrectly believe that credit scores are influenced by income.
      And even more, 79 percent, erroneously believe that credit scores can be obtained for free once a year. (They're probably thinking about their credit report, instead.)
      Those are among the findings of a new report, "Consumer Understanding Of Credit Scores Improves But Remains Poor" commissioned by the Consumer Federation of America (CFA) and Washington Mutual Bank (WaMu).
      First, your credit score is a number assigned to your creditworthiness.
      Your credit score indicates how well or how poorly you'll repay a debt. The higher the number, the more likely you'll repay on time.

GREAT News for 1st time homebuyers! Have you been waiting for that "message in a bottle" to buy? The First Time Homebuyer Tax Incentive has now been approved through the lobbying efforts of the National Association of Realtors.  A first time homebuyer is defined for the purposes of the tax incentive is anyone who has not owned any property in the past 3 years. For more details, please see the links below.

"Illinois REALTORS applaud passage of housing stimulus package. REALTOR-supported H.R. 3221, the "Housing and Economic Recovery Act of 2008,"  includes:

  • $7,500 first-time homebuyer tax credit. The credit that would be available for any qualified purchase between April 8, 2008 and June 30, 2009, repayable over 15 years. This provision will be effective immediately and is intended to convert those "just looking" into buyers.
  • GSE reform. Independent regulator for Fannie Mae and Freddie Mac and permanent conforming loan limits up to the greater of $417,000 or 115 percent of the local area median home price, capped at $625,500.
  • FHA reform. Permanent FHA loan limits at the greater of $271,050 or 115 percent of local area median home price, capped at $625,500.
  • FHA foreclosure rescue.A refinance program for homebuyers with problematic subprime loans."

H.R. 3221, the "Housing and Economic Recovery Act of 2008," passed the House on July 23, 2008, by a vote of 272-152. On Saturday, July 26, 2008, the Senate passed the bill by a vote of 72-13. The President signed the bill on July 30, 2008. The bill includes the following provisions:

  • GSE Reform - including a strong independent regulator, and permanent conforming loan limits up to the greater of $417,000 or 115% local area median home price, capped at $625,500. The effective date for reforms is immediate upon enactment, but the loan limits will not go into effect until the expiration of the Economic Stimulus limits (December 31, 2008).

  • FHA Reform- including permanent FHA loan limits at the greater of $271,050 or 115% of local area median home price, capped at $625,500; streamlined processing for FHA condos; reforms to the HECM program, and reforms to the FHA manufactured housing program. The downpayment requirement on FHA loans will go up to 3.5% (from 3%). The effective date for reforms is immediate upon enactment, but the loan limits will not go into effect until the expiration of the Economic Stimulus limits (December 31, 2008).

  • FHA foreclosure rescue- development of a refinance program for homebuyers with problematic subprime loans. Lenders would write down qualified mortgages to 85% of the current appraised value and qualified borrowers would get a new FHA 30-year fixed mortgage at 90% of appraised value. Borrowers would have to share 50% of all future appreciation with FHA. The loan limit for this program is $550,440 nationwide. Program is effective on October 1, 2008.

  • VA loan limits - temporarily increases the VA home loan guarantee loan limits to the same level as the Economic Stimulus limits through December 31, 2008.
  • Risk-based pricing - puts a moratorium on FHA using risk-based pricing for one year. This provision is effective from October 1, 2008 through September 30, 2009.
  • GSE Stabilization- includes language proposed by the Treasury Department to authorize Treasury to make loans to and buy stock from the GSEs to make sure that Freddie Mac and Fannie Mae could not fail.
  • Mortgage Revenue Bond Authority- authorizes $10 billion in mortgage revenue bonds for refinancing subprime mortgages.
  • National Affordable Housing Trust Fund- Develops a Trust Fund funded by a percentage of profits from the GSEs. In its first years, the Trust Fund would cover costs of any defaulted loans in FHA foreclosure program. In out years, the Trust Fund would be used for the development of affordable housing.
  • LIHTC - Modernizes the Low Income Housing Tax Credit program to make it more efficient.
  • Loan Originator Requirements - Strengthens the existing state-run nationwide mortgage originator licensing and registration system (and requires a parallel HUD system for states that fail to participate). Federal bank regulators will establish a parallel registration system for FDIC-insured banks. The purpose is to prevent fraud and require minimum licensing and education requirements. The bill exempts those who only perform real estate brokerage activities and are licensed or registered by a state, unless they are compensated by a lender, mortgage broker, or other loan originator."
